Fixed price, or cost-plus?
Our contracts are clear and specific. We can cost the whole job to the last nail and fix the price — or leave you the flexibility to decide on finishes while the work is under way. Both are fine. They suit different jobs.
Whether you pay a fixed fee or a percentage on top of materials varies from project to project. Which one you need depends, basically, on how much you know at the start of your build.
The rule of thumb
- Fixed fees are for when you know from the start exactly what you want
- Cost-plus is for when you will be making decisions during the project that cannot honestly be costed in advance
If you change your mind
If you decide during a project that you no longer want something we have costed — and we have not bought it, or we can return it — that amount is credited back to you.
